Director of Build-for-Rent, SVN | SFRhub Marketplace
As Director of Asset Optimization & Design, Audrey Carlson provides a unique outlook on the Build-for-Rent world, marrying design fundamentals with financial optimization. Graduating from Arizona State University with a BSD in Architecture, she now leads the site feasibility, financial engineering, and valuation of Build-for-Rent investment portfolios across the country. Over the past 5 years, Audrey has led the analysis and consultation of nearly 150,000 BFR homes within over 1,000 communities, with a valuation of over $40 billion.

Historically, Audrey’s team has analyzed an astonishing $1.5 to $2 billion of BFR product quarterly and continues to scale this number higher as the asset class matures. Building and fostering quality relationships with developers, builders, and capital groups has been key in creating scale for the company’s continued growth, as Audrey and her team have worked with and educated over 450 builders and developers and over 200 capital groups. As the BFR industry is a newly institutionalized asset class, she has successfully worked to educate institutional debt and equity groups on the art of underwriting a BFR community and her standards have quickly been adopted.

As Director of the BFR Division at SVN SFRhub Marketplace, Audrey has sought to continuously create improved underwriting processes and highly specified data analysis. She has set out to minimize underwriting process flaws, incorporating efficiencies into the company’s valuation process, rent determination, and expense calculations, ultimately designing a system that generates increasingly precise return projections. Additionally, she created and now leads the national BFR consultation platform at SVN | SFRhub Marketplace, providing third-party BFR feasibility and consulting services nationwide. Her keen eye for rental housing product optimization and project feasibility creates highly sought-after insights for both the company’s national commercial brokerage and capital management platform acquisition.


SVN | SFR Capital Management based in New York, is a private, commercial real estate investment firm dedicated to the Build-for-Rent (“BFR”) asset class, across the United States. Through mutually beneficial programmatic relationships, SVN | SFR Capital Management plans to acquire and aggregate approximately 35,000+ new construction, BFR homes in the near-term, through an initial capital raise of $12 billion in equity and debt capital, for eventual disposition at stabilization as a large-scale institutional rental home portfolio.
